Description
We are seeking an outgoing and highly creative Marketing Specialist to join our awesome team here at Fairlawn! The ideal candidate will be a creative self-starter radiating positivity who can adapt to the ever-changing marketing needs of our portfolio.
The Marketing Specialist is a role within the Marketing & Sales Organization and will be based out of our corporate office in Champaign, IL. The role will be accountable for top-of-the-funnel real estate/property management marketing and sales initiatives and create an impactful digital presence to increase brand awareness. This includes ownership (management and execution) of marketing efforts through social media postings, website oversight, paid advertising, internal communications, and creative content. Additional accountabilities will include ad hoc property leasing support, vendor administration, training, and reputation management. The Marketing Specialist will report to our Director of Marketing & Sales.
What will you do?

Oversee social media marketing strategy and content marketing including web, email, social media, digital, print, and display
Manage day-to-day execution (organic content creation) of paid social media campaigns (Instagram, Facebook/Meta, LinkedIn, etc), set up conversion tracking, and strategically optimize campaign performance and media spending to maximize efficiency and effectiveness
Manage all existing paid media efforts, while being able to conduct thorough keyword research, market research, competitive research, and audience targeting research to build high-performing campaigns on an as-needed basis
Manage comprehensive marketing calendars across all categories for location and partner closely with internal managers to ensure alignment and accuracy. This includes acquiring expertise in the sales process and property operations, complying with Fair Housing, ensuring accuracy and relevance, and delivering a polished product
Vendor Manage current vendor partnerships including merchandising, digital execution, media management and sponsorship partners
Coordinate production of campaign materials, including print, environment, merchandise, and display content, including sourcing vendors, cost estimates, and bids
Stay current with the latest marketing and real estate industry trends, best practices, and competitive environment
Support reputation management at the company and property levels by offering oversight, responses, and solutions for improved ratings. Additionally, provide ad hoc pieces of training on great customer service
Develop and assess internal communications collaboratively, encouraging feedback
Actively engage and interact with individuals while attending and supporting corporate and social events
Provide a great customer experience through outstanding internal and external service
Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)

Requirements
Who you are – We’d love to hear from you if you:
Possess a Bachelor's Degree in Marketing, Sales, Advertising, Hospitality, Real Estate, or a related field, or hold an Associate's Degree in the same disciplines along with 4 years of relevant experience.
Have at least 3 years of marketing or sales experience, preference given to property management experience.
Have the ability to work closely with the property teams, different departments, and the community
Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook, Adobe Illustrator, Basecamp, Asana, Monday) and can easily adapt to changing technology
Are proficient with social platforms (e.g. LinkedIn, Facebook, Instagram, Tik Tok, Pinterest, Twitter, Later, Hootsuite, Sprout)
Outstanding writing, editing, and proofreading skills with strong self-editing skills and a sense of voice and tone so that first drafts meet a high standard with minimal to no edits needed
Can give and receive real-time feedback with a positive mindset
Have the ability to work against deadlines and multi-task with changing priorities
Can work independently and also work closely with other team members

Some Additional Things You Will Need
Valid driver’s license and dependable vehicle.
Availability to work longer hours and weekends during peak times including onboarding new properties, summer turnover and special events
Ability to travel and work from multiple locations
Must be able to complete the physical functions of the position including, but not limited to: ability to walk properties and complete physical inspections
