About the Position:
The Director, Development/Construction is primarily responsible for leading and managing construction teams whether supporting predevelopment work (diligence, site planning, and entitlements for the portfolio) or for the execution of construction projects.
What you do daily:
Manage the day-to-day construction activities simultaneous on multiple projects to ensure they come in within the schedule and under budget
Lead a team of both internal and external construction project managers
Advocates safety as number one priority on the jobsite and enforces compliance with company and jobsite safety plan and policies and all safety-related regulations
Develop, grow, and lead a team of program and projects managers, along with external firms to manage construction activities on Cologix sites
Participant on pursuit teams that include completing evaluations of new land opportunities including full diligence efforts in conjunction with internal acquisitions team & corporate real estate leaders, along with external land use attorneys, civil engineers, and site planning firms
Managing and driving work with Cologix Stakeholders and external consultant/design teams to create master development programs for potential sites and updates to existing programs utilizing standard design prototypes. Identify target capital budgets for master plan options as needed and in conjunction with development team members
Lead establishing entitlements for all sites to support data centers developments including rezoning efforts, land development approvals, wetland mitigations, building permits, and all other specific local AHJ processes and required approvals
Create and report out entitlement timelines for all future data centers. Evaluate alternative schedule needs as appropriate
Identify expedited permit opportunities & work with local jurisdictions to enable needed timelines. Source local expert & develop key relationships to support
Work with construction project managers on needed permit dates & coordinate with construction teams as appropriate
Report out consolidated updates on key predevelopment activities managed by the team, including leading the monthly predevelopment discussions with management team
Enable key decision making for site programs by driving discussions with leadership
Work with design and construction teams to provide schedules needed for long term developments across campuses to be utilized in key sales discussions
Participate and contribute to continued development and improvements to the Cologix standard design prototypes
Create & build relationships that enhance Cologix ability to be an industry leader
Work with the internal team to enhance processes and protocols
Must be a capable, proven team player that both fosters and operates well within internal and external team environments
Strong planning skills along with the ability to lead through influence and to be a proactive partner
Able to solve problems at a tactical and functional level
Provide Data-driven action plans for executive decision making to manage and effectively present information in a manner to support efficient decision making
Mitigate risk for the project through pre-planning, innovative planning, and partnership
What makes you a good fit:
Bachelors degree in Construction Management, Engineering, Real Estate, or related field
5+ years of experience with mission critical industry
Effective Organizational and Time Management Skills
Excellent interpersonal, written and verbal communication skills
Must possess leadership and people management skills
Willingness to travel domestically and internationally for project and team needs
5+ years of professional experience related to diligence efforts
5+ years of professional experience related to diligence efforts or dealing with AHJs in various markets
Experience with Microsoft Office suite, specifically PowerPoint for use in communicating program updates to executive-level and Excel to create and maintain site program & individual project budgets
Preferred Qualifications:
MBA, Masters in Engineering, Construction Management, or related field desirable.
Detailed Knowledge of Components related to Data Center Design
Able to solve problems at a tactical and functional level

Individual compensation will be commensurate with the candidate's experience. This position will also be eligible for an annual bonus.
Salary Range $170,000 - $195,000 USD
