Job Description Job Description The Floating Apartment Carpenter will travel to various properties throughout the company to use woodworking skills to build and repair various structures and equipment throughout the property. Reports to the Maintenance Director.
Duties and Responsibilities: (include but not limited to)
Installs, maintains, and repairs a variety of products, ranging from cabinets to insulation to tile to drywall.
Complies with company policies, procedures, safety protocols, Fair Housing and other applicable laws and regulations.
Contributes to the spirit of teamwork at both the property and company levels.
Provide excellent resident service, including the timely completion of resident service requests and move-in check list deficiencies and the delivery of well-turned apartments to new residents.
Complies with company policies, procedures, safety protocols, Fair Housing and other applicable laws and regulations.
Maintains tools and equipment in safe operating condition.
Documents, keeps record, and informs the Supervisor of all routine and emergency maintenance required on property.
Cuts, shapes, and alters materials as needed.
Rebuilds and installs doors, windows, and cabinets.
Measures and marks materials for alterations.
Works as part of the maintenance team, as needed.
Performs touch-up or incidental painting after structure repairs.
Maintains a working knowledge of all carpenter shop equipment.
Completes snow removal tasks, including but not limited to, shoveling sidewalks, steps, and doorways as needed during winter months.
Must be available on notice in the event of winter weather events, such as snow, ice, and other emergencies. Snow removal, salting, shoveling, and pretreating is mandatory.
Assists in keeping the maintenance shop neat and organized daily.
Attentive and cautious with regards to the overall security of the property, keeping all keys, in your possession, not to be handed to unauthorized person, including contractors.
Responsible for bringing tools necessary to complete all jobs.
Perform other duties as assigned.
Qualifications :
Thorough understanding of the correct and safe operation of all related tools and equipment.
Excellent verbal and written communication skills.
Ability to take accurate measurements and calculations.
Experience with renovations of kitchens and baths, including ceramic tile.
Excellent dry-wall skills.
Residential turn-over experience preferred.
Experience with interior door installation.
Excellent organizational and time management skills.
Requirements:
Must have manual dexterity, a good sense of balance, and excellent hand-eye coordination.
Must be able to lift fifty pounds at a time.
Must be able to squat, lift, stretch, and bend to reach all areas of the facility.
Must be able to work in and on overhead structures, as well as below machinery.
Valid Driver’s License, personal vehicle, good driving records and insurance
Must provide current contact information such as phone number and email address.
Required to work at various locations/properties within the company.
