Maintenance Technician

Job Description:
The Maintenance Technician represents Carydale’s Core Value, which sets us apart in the Industry. The Maintenance Technician provides support to our Residential Managers by providing quality work in the units, resident satisfaction, swift services, along with personal attention to details. The position performs general maintenance and repairs for assigned Multi-Family Housing Units, equipment, and facilities. This role includes basic electrical, plumbing, carpentry, and HVAC skills, along with snow removal and other basic building systems. This role reports directly to the Residential Manager.
Core Responsibilities:
In this role, the ideal candidate repairs and maintains the Company’s Properties and Residential Units. The job includes:
Responding to the resident’s service needs, based off of the Residential Manager.
Inspection and general maintenance of property common areas, apartment units, grounds, and pool on a regular basis to keep the spaces functional and safe for the residents.
Inspects and identifies equipment or machines in need of repair.
Troubleshoots issues to determine necessary repairs.
Plans repair work using building’s blueprints and/or equipment manual, as needed.
Basic understanding of appliance repairs, fire alarm and sprinkler systems, chillers, boilers, and convectors.
Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, repairing doors, and other building fixtures.
Performs routine maintenance on building systems.
Cleans and assists with upkeep of the facilities.
Orders supplies and materials needed for repairs and maintenance projects.
Prepares residential units, which may include assisting contractors, painting, carpet repair, cleaning, general repairs, and any other necessary duties to ensure a quality move-in for residents.
Responds to work assignments and interacts with residents in a timely and professional manner.
Records type of maintenance repair work needed and/or completed.
Reports to the Residential Manager on the status of vacant units, projects, and/or issues on the property.
Follows all safety procedures and maintains all company tools and equipment.
Dresses in the Carydale Uniform (provided) and per the Company Dress Code at all times.
On-Call scheduling will be required after an introductory period determined by the Executive Property Manager. This includes after hour, weekend, and holiday emergencies.

8:00 AM to 5:00 PM
1- hour unpaid lunch (Specific time must be approved by Residential Manager)

Job Requirements
Qualification Requirements:
- High School Diploma, GED, Trade, Technical, or Vocational School
- Valid Driver’s License
- Preferred 1+ years of experience
- Preferred experience in the Multi-Family Housing Industry
- Preferred Certifications in HVAC, Plumbing, and/or other industry related certification.
- Preferred bilingual in Spanish, English required
- Preferred Fair Housing Certified
- Ability to read and understand documents. Examples include but are not limited to policy manuals, safety rules, and maintenance instructions.
- Utilizes common sense understanding to carry out written and/or oral instructions.

- Familiarity with working in property management software systems.
