CONSTRUCTION PROJECT MANAGER

POSITION RESPONSIBILITIES :
As a Construction Project Manager, your role is crucial in overseeing and managing construction projects from inception to completion. You will coordinate various aspects of the project, ensuring it is completed within budget, on schedule, and by quality standards and safety regulations.
RESPONSIBILITIES :
Project Planning:
– Collaborate with team members to define project scope, goals, and deliverables.
– Develop a detailed project plan, including timelines, resource allocation, and budget estimates.
– Identify potential risks, and develop contingency plans and supporting documents.
– Prepare and negotiate all project agreements (based on existing company standard documents); ensure all parties understand the contents, contracts, and subsequent Change Orders.
Project Organization and Team Management:
– Assemble and lead a project team, including contractors, subcontractors, engineers, and other relevant personnel.
– Communicate project objectives, roles, and responsibilities to the team members.
– Monitor and manage the team’s performance, providing guidance and feedback as needed.
Budgeting and Cost Management:
– Develop and maintain a project budget, ensuring financial targets are met.
– Monitor project expenses, track costs, and implement cost-saving measures when possible.
– Maintain records of all change orders and purchase orders.
– Help prepare Payment Requests.
Procurement and Resource Management:
– Coordinate the procurement of materials, equipment, and services required for the project.
– Manage resource allocation and efficient use to maximize productivity and minimize waste.
– Identify potential trade partners and subcontractors within specific regions.
Construction Site Supervision:
– Oversee all construction activities and ensure they align with project plans and specifications.
– Monitor progress and ensure adherence to project timelines.
– Address any issues or conflicts that may arise during construction.
– Inspects and ensures work complies with City/County/State requirements and building codes.
– Manage subs and take a lead role in scheduling and allocating resources for the project. Anticipate and be proactive about the needs of each site.
Quality Control and Compliance:
– Ensure construction work meets industry standards, building codes, and safety regulations.
– Conduct regular inspections and quality checks to maintain high construction standards.
Communication and Reporting:
– Maintain clear and effective communication with clients, stakeholders, and team members.
– Provide regular project updates and reports to clients and senior management.
Change Management:
– Handle any changes or modifications to the project scope, assessing their impact and managing accordingly.
Health and Safety:
– Implement and enforce safety protocols to create a safe work environment for all personnel on-site.
Project Closeout:
– Ensure a smooth project closeout process, including final inspections, punch lists, and completion certificates.
– Facilitate the handover of the project to the client and address any outstanding items.
QUALIFICATIONS :
– Construction Management: 4 years (required)
– Minimum 4+yrs Project Management experience in residential construction.
– Xactimate Software: 3 years (Preferred).
– Thorough understanding of project management fundamentals, including project budgeting and scheduling, financial performance indicators, etc.
– Team-oriented, collaborative, articulate, personable, professional, highly productive, and able to deal successfully with clients.
– Strong sense of self-motivation and follow-through in a complex business environment; mature approach to managing priorities.
– Deadline-driven with critical thinking ability to identify and articulate critical path issues.
– Ability to multi-task successfully and manage a high volume of jobs simultaneously.
– Strong written communication skills, with the ability to write clear and accurate job notes and emails with appropriate vocabulary and grammar.
– Ability to read and interpret written information.
JOB TYPE : Full-time
SALARY : $70,000.00 per year
