APARTMENT MAINTENANCE DIRECTOR
Flournoy Properties is the property management division of privately held Flournoy Companies, a well respected private developer and operator of multifamily communities in the United States.
We are seeking a hands on supervisor to be a part our brand new luxury property, Ellison Parkview in Atlanta, GA. The ideal candidate must have 5 Years experience as a Maintenance Supervisor with a 200+ sized multi-family property, be EPA and CPO certified.

Essential Duties and Responsibilities:
Must perform "On Call Duties" and handle emergency service requests as related to the Community's 24/48 hour routine maintenance guarantee.
Oversee and/or carry out all maintenance of the Community including but not limited to all service request, pool care, and preventive maintenance on a daily basis.
Organize and maintain the Community shop in accordance with FP policies.
Maintain up to date inventories, supplies, logs, records, and schedules, ie. Community tools and equipment inventory, parts/supplies inventory, warranty lists, OSHA, etc.
Assist Community Director in budget planning and implementation as required.
Provide and implement ideas for expense control and efficiency.
Assist the Community Director in requesting bids for capital projects and monitor the work of all contractors.
Follow up on all vendors' jobs to make sure that the contracts have been fulfilled.
Supervise all staff under his/her authority and conduct formalized performance summaries as required.
Assist in screening and interviewing new hires in the maintenance service department.
Responsible for the development, coaching, termination, etc of any employees under direct his/her supervision.
Train coworkers to perform the various skills and safety procedures required.
Ensure compliance to code for personal work and work of staff members.
Have a strong emphasis on customer service in every action on the job and help instill this value in co-workers.
Maintain positive resident relations by responding to requests in a friendly, professional manner and within designated time frame.
Interact with residents on service calls and ensure that they are satisfied.
Read and understand the Flournoy Properties Policy and Procedures manual with reference to the service maintenance job duties and responsibilities.
Any other duties as assigned by the Community Director.
