Job Title: Senior Project Manager - Tenant Division

As a Senior Project Manager in our Tenant Division, you will play a pivotal role in supporting client-related projects, including construction, design/build, architecture and engineering, space management, facilities management, real estate, and leasing of complex construction projects. Your leadership skills will be crucial in overseeing and driving the successful completion of multiple projects simultaneously, ranging from $10,000 to $3 million in value. Ensuring client satisfaction and achieving favorable financial outcomes across these projects will be your primary responsibility. Key Responsibilities

Construction Management Support:

Provide on-site construction management support during mobilization, site preparation, construction, fit-out, commissioning, and occupancy.

Assist the assigned Program Manager and/or COR, Senior Construction Project Manager, and Construction Project Manager in planning, managing direction, project completion, client satisfaction, and financial outcome of assigned construction projects.

Client Interface and Requirements:

Interface with clients to define project requirements, with a focus on tenant improvements and finishes.

Monitor all phases of construction, including design, compliance, construction, occupancy, quality control, staffing, and budget management.

Coordinate various events in the planning, ordering, installation, and follow-on life cycle.

Project Planning and Management:

Participate in coordinating the personnel and resources required to complete the project.

Manage paperwork and multiple projects, maintaining and updating status logs, and contributing to progress reports produced for clients.

Assist in the development of Statements of Work (SOWs), cost estimates and budgets, timelines and schedules, pre-installation activities, and reports.

Review schedule and align project work plan and deadlines with requirements.

Quality Control and Compliance:

Monitor on-site processes, procedures, and systems for compliance with construction drawings, security requirements, and code compliance.

Assist the Project Manager in tracking progress of projects against goals, objectives, timelines, and budgets.

Facilitate client meetings regarding project matters.

Collaboration and Coordination:

Work closely with other functional areas of the organization, project contractors, internal team members, external collaborators, customers, and suppliers.

Conduct customer satisfaction assessments electronically, by phone, and/or in person.

Contract Administration and Documentation:

Assist in coordinating all contractual requirements, design drawings, and project specifications, including on-site Project Management, Earned Value Management, Project Controls, Contractor Billings, weekly meetings, meeting minutes and documentation, project monthly report generation, change management reports, contract administration, punch-list management, warranty review and procurement, and as-built document procurement.

Skills and Qualifications:

Experience using Excel, ProCore, Accubid, & Bluebeam.

Strong written and verbal communication skills.

Ability to critically evaluate project requirements, progress, and outcomes.

Effective at building and maintaining relationships with clients and cross-functional teams.

Ability to manage multiple projects/activities in a dynamic, fast-paced environment.

Superior organizational skills.

Strong interpersonal skills and ability to work with and manage cross-functional teams.

Experience with OSHA certification, project scheduling, and document control.

Proficiency in Microsoft Office and industry project management software.

Physical Demands:

Regularly required to talk or hear.

Frequently stands, walks, uses hands to finger, handle or feel, and reaches with hands and arms.

Should be able to manipulate materials and equipment up to 50 lbs.

May need to climb ladders, ascend, or descend stairways.

Expected to bend forward or down frequently.

May need to stretch out or extend bodily parts.

Should be able to perceive or comprehend visual information.

Required to operate or convey in a vehicle.

Education and Experience:

High School Diploma or equivalent.

Bachelor's degree in construction management or related field preferred.

Minimum of 5 years of work experience within the construction industry.

Demonstrated skills, experience, and capabilities in OSHA certification, project scheduling, and document control.

Proficiency in Microsoft Office and industry project management software.
