Job Summary
The Construction Manager manages all aspects of the execution of a construction project from start to finish. This entails working with a variety of stakeholders to schedule and plan work, coordinate equipment and materials, operate within budget, and monitor the overall progress. Duties include hiring, scheduling, and managing subcontractors, risk management and adhering to the project’s schedule and timeline, to the Company’s expected standard of quality, scope, and functions. This role is intended to take the place of General Contractor’s role performing all duties necessary to coordinate and manage a construction project from design through completion.
Essential Functions and Responsibilities
Provide leadership in initial planning strategy by collaborating with clients, architects, engineers, and other involved parties
Determine and define scope of work and deliverables
Develop schedule and budget and report progress and budget matters to the client
Prepare and negotiate timetables, cost estimates, budgets and contracts
Manage the construction process, supervise on-site activities, and when unexpected complications or issues arise, make quick and necessary adjustments
Collaborate with clients, supervisory staff, architects, engineers, contractors, design professionals to discuss and resolve problems, including work procedures, complaints and construction or design issues
Obtain necessary permits, licenses and approvals
Comply with legal requirements, safety and building codes and keep daily logs and diaries
Order equipment and materials, manage their use and the personnel involved
Select subcontractors for all trades
Schedule, and manage subcontractors and laborers.
Oversee risk management, which includes establishing plans for project safety and security, and enforcing safety procedures to minimize risk
Performs other related duties as assigned
Qualifications
10 years of experience in commercial and office construction management preferred
Bachelor’s Degree in Construction Management, Construction Science, or 10 years of related experience
Contractor’s license helpful
Ability to effectively multi-task while analyzing and solving problems
Ability to budget, schedule, negotiate, and control costs
Demonstrated knowledge of construction technologies and methods, interpreting contracts, and reading and understanding technical drawings and blueprints
Thorough understanding of current building codes, permit process and construction practices
Strong leadership, management and communication skills to lead a diverse team
Must be able to navigate and inspect all areas of the jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching
Capable of inspecting and monitoring projects by walking around projects adhering to all safety codes and other regulations
Must be able to lift up to 50 pounds at a time
Valid state driver’s license
Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite
