Position Summary:

Hillwood is currently seeking a Property Manager to assist with the management of a nationwide industrial portfolio. The ideal candidate will provide centralized oversight of a regional industrial portfolio, with a focus on the day-to-day operations of the properties and needs of the tenants. Ideal candidate would have industrial management experience, but we are seeking a self-starter who can work on their own and wants to be a part of the growth and development of our organization.Because many of the assets are outside of the DFW area, candidate must be willing to travel.

Responsibilities:

Operations:

Handle and respond to all tenant calls within a reasonable time frame.

Conduct routine property inspections to prevent/identify problems and exposures.

Schedule routine building repair and maintenance services (fire, landscaping, etc.).

Perform comprehensive building and property review once each month.

Ensure compliance with codes, regulations and governmental agency directives in the different U.S. Markets.

Work with regional teams to competitively bid all service contracts. Typical contract services to be managed include:

Landscape/irrigation maintenance

Snow removal

Trash removal (if applicable)

Window washing

Fire sprinkler and pump testing

Roof inspections

Monitor performance quality levels of all service vendors and regional managers.

Accept "after hours" calls and dispatch appropriate contractor.

Attend final shell and TI punch list walk with General Contractor and Development Director. (often requires air travel)

Administration:

Coordinate with third party management teams on buildings.

Abstracting, interpreting and administering lease requirements.

Coordinate collection efforts/tenant defaults with legal counsel, as necessary.

Set up 11-month warranty walk with General Contractor and ensure items are addressed prior to warranty expiration.

Assist in creating and implementing tenant retention programs.

Accounting:

Review A/R reports each month and institute/manage the necessary collection efforts.

Coordinate with accounting department to develop and prepare annual operating budgets for each building.

Calculate and invoice operating expense recoveries.

Review and approve all invoices relating to the operations of the property.

Work with Tax Consultant/Internal Tax Department on review and approval of all property tax assessments, audits, and appeals.

Work with development teams to recover billings for applicable TI overages.

Dispositions:

Work with Acquisitions on all portfolio dispositions.

Tenant Interviews

Required Skills :

Strong customer service skills and related work experience in real estate management.

Knowledge of accounting/budgeting software preferred, Yardi, MRI, JDEdwards and Kardin.

Comprehension of building mechanical systems and building construction preferred.

Ability to forecast and budget for property expenses and discuss yearly expense reconciliations with the customer.

Strong verbal and written communications skills.

Education and Experience:

Bachelor's Degree preferred, not required

5-7 years of Commercial Property Management experience, Industrial experience preferred.
