We are seeking a Vice President of National Construction to join our team. This role can be based out of any of our 23 Regency office locations nationwide listed on our corporate website www.regencycenters.com/contact . The Vice President of National Construction is responsible for executing the company’s construction strategy and overseeing all construction activities within the company’s operating portfolio as well as the development program.
What You’ll Be Doing:
Support the Chief Investment Officer and senior leadership in all construction matters.
Lead, influence and collaborate to shape the company’s construction policies, processes, and standards in support of the company’s strategic objectives.
Oversee Regency’s team of construction professionals nationally, developing direct reports through mentoring, regular one-on-one interaction, proper delegation and encouragement to provide best-in-class construction execution.
Provide technical expertise.
Monitor quality and quantity of work performed on projects including schedules, entitlements, and budgets.
Develop and maintain construction and design standards, contract standards, and other related processes and procedures.
Keep updated on current and emerging technology (industry related software and applications) and leverage this knowledge to recommend and implement new technology tools that enhance/improve our construction management processes.
Enhance relationships with general contractors & design consultants, architects, engineers, etc.
Prepare and review quarterly construction updates and other financial status reports, ensuring accuracy.
Facilitate coordination between internal departments such as Investments, Leasing, Development Accounting and Property Management.
Ensure consistent hiring, on-boarding and ongoing training practices throughout the department.
Are You Qualified?
Required:
Bachelor’s degree from an accredited university in Architecture, Construction Management, Construction Engineering, Civil Engineering, or related field from an accredited institution
At least fifteen (15) years of progressive experience in commercial construction project development, to include management experience and direct oversight of full-cycle projects (from pre-development to completion)
Prior experience working for a commercial developer on retail construction projects in excess of $50M
Experience with different types of commercial construction (i.e., wood, steel, and concrete structures) and site development
Significant experience with and knowledge of green building practices and certifications such as LEED
Demonstrated experience in negotiating with architects, engineers, contractors, and governmental agencies (e.g. regarding permits/entitlements)
Demonstrated experience in commercial real estate due diligence, permitting, and entitlements
Demonstrated experience mentoring and developing subordinates
Demonstrated ability to comprehend complex design drawings and legal documents (lease and lease construction exhibits, development agreements, ALTA and title reports, easements, etc.) and be capable of reviewing said documents to ensure conformity to Regency’s and/or tenants’ standards
Skill in analyzing construction costs to meet pro forma objectives and recommend budgetary and design adjustments as appropriate
Intermediate or higher level proficiency with: Microsoft Office software (such as Word, Excel and Project.) Must be able to redline documents in Word and create schedules in Project based on anticipated timelines and workflow dependencies
Workflow management software (such as Blue Beam Revu)
Ability to travel frequently across the country with work varying & flexible hours
Preferred :
Experience in managing construction for multiple grocery-anchored center developments
Master’s degree in related area
Experience building parking structures
Proficiency in CAD, Sketchup and/or other similar design software
Working knowledge of JD Edwards or other accounting software
Appreciation of Regency Centers’ business, goals, strategies, and needs
Proven leadership skills (managing vision and purpose, managing through systems, building and managing effective teams)
Expert project management skills (planning, organizing, informing/directing others, prioritizing, adaptability, and time-management)
Strong communication skills (customer focus, collaborative nature, ability to develop effective relationships inside and outside the organization, ability to present effectively to various groups, and precise oral and written communication ability)
Ability to negotiate effectively through the use of confidence, professional presentation, and conflict resolution skills
Decisive problem-solving ability coupled with quantitative and analytical skills
Integrity and trust, customer focus, interpersonal savvy and perseverance
High level of endurance for managing multiple priorities while working in a fast-paced environment

Regency Centers carefully considers multiple factors to determine compensation, including a candidate’s education, training, skills, experience, and geographic location. The salary range for this position is between $200,000 and $290,000 annually. The base salary is just one component of the total rewards package offered to our employees. This position is also eligible for up to a 40% target cash bonus opportunity and a matching long-term incentive stock grant opportunity. The compensation that is offered to a successful candidate will depend on the factors previously described.
