We are currently looking for a Project Manager to be based at the corporate headquarters of a large international client in Boston area. This position will report to the Cresa Sr. Project Manager and will be working directly with local client stakeholders, ultimately being responsible for the success of each project. The Project Manager role manages or assists on multiple commercial construction projects, focusing on everyday project needs such as budgeting, scheduling, assembling project teams, attending meetings, providing coordination on projects, and conducting move/relocation management, among other tasks.
The responsibilities of the Project Manager include, but are not
Execution of various construction projects and assignments at the clients’ facilities in Massachusetts
Lead and manage one or more concurrent construction projects from start to finish - on time and on budget
Ability to manage budgets in from $250K up to $20M
Build strong, trusting client relationships and bring the right people together to come up with innovative ideas and solutions
Demonstrate knowledge and understanding of the project management process and roles of each team member, including the architects, engineers, and other consultants, and manage all these dynamics
Ensure that project requirements and activities are coordinated and communicated with Client’s Operations. Sprinkler Shutdowns, electrical shutdowns as work that is schedule off hours
Work closely with Client’s EH&S on all projects to ensure contractor training, and safety certificates are up to date
Manage the process and ensure the clients’ goals and objectives are being addressed and met within the financial and schedule parameters for multiple stakeholders. Identify, assess, and mitigate issues related to scheduling, logistics, sequencing, cost, quality, and progress as well as negotiating claims and change orders
Review and evaluate project related materials such as project descriptions, drawings and specifications, budgets, schedules, contracts, and proposals for services prepared by others, as well as review construction documents on a regular basis for conformance to project goals, value engineering and constructability
Oversee bidding process and contract negotiations. Ensure company's contract policies are followed
Develop project related documents such as monthly reports, budgets, schedules, monthly reforecasts, and project cashflow management
Oversee and manage GC, Architects and Engineers with respect to deliverables, performance, and project commitments.
Track submittals, change orders and RFI’s as they relate to the project. File all documents in BIM
Review payment requisitions, payment applications and invoices for accuracy and confirm work completed on the project
Meet quarterly spend forecast and manage capital expenditures over multiple fiscal years
Experience with Smart-Sheets and Autodesk BIM is a plus, as well as be familiar with MS Office
Manage the Client’s stakeholders on the project as it relates to Security, IT, and Audio Visual. Partner with Client’s leads to make sure project timelines and deliverables are coordinated into the overall project schedule
Conduct project walkthroughs to monitor construction in progress, complete project punchlist and verify work in place
Complete project close out process. Finalize all payments, collect all project As-Builts, issue final lien waivers, collect all testing and balancing reports and obtain all final inspections from the building department

Experience & Education Bachelor’s degree from an accredited institution; degree in Architecture, Interior Design, Engineering, or Construction Management, or Real Estate
Three or more years of project management (or similar) experience with demonstrated ability to handle multiple projects, numerous deadlines, and conflicting priorities,
Advanced knowledge of construction, architecture, and commercial real estate industries
Familiarity with architectural drawings; furniture, fixtures, and equipment; design and space planning concepts; construction costs and schedules
Proficient with the use of Microsoft Office suite including Microsoft Project, Adobe Acrobat, Smartsheet, and Bluebeam
CCM, PMP, and/or LEED AP preferred.
