Superintendent - Commercial Construction

Dallas, TX, United States

Job DescriptionJob Description

Superintendents [hereafter, Super(s)] at Bohden Contracting Group (hereafter, Bohden) report to the

Project Manager (hereafter, PM) and are responsible for the onsite day-to-day operations of active

projects, and for collaborating with the Project Manager to achieve client satisfaction and project

profitability.

General

The Super coordinates and oversees the field staff and day to day operations of assigned projects,

ensuring projects are operate safely, are completed per scope and schedule and meet both Bohden’s and

clients’ quality standards. They collaborate with the PM to achieve both client satisfaction and project

profitability.

The Super leads new hire jobsite introductions and training and assigns jobs to Foreman and/or Field Crew

Leads. Additionally, they evaluate subordinate employees on an annual basis.

Preconstruction/Estimating

A Super may periodically be asked to provide input on sequence, schedule and logistics for a proposed

project.

Buy Out

While the majority of purchases for projects are made by the Project Manager (PM), the Super may be

asked to perform and/or confirm project take-offs.

Upon the PM’s approval, the Super may purchase project consumables. All purchases should be

communicated in advance between the Super and the PM, with efforts made to utilize vendor agreements

and maximize potential savings while achieving quality goals.

Project Set Up

Upon award of the project, the Super will review the preliminary project documents and attend the Handoff

Meeting to discuss project scope, schedule, subcontractors, materials, and project start. They are

expected to familiarize themselves thoroughly with the contract documents: plans, specifications,

contract and any other pertinent project information.

Project Delivery

Schedule:

The Super assists the PM in preparing a two- to three-week look ahead schedule and is required to

update their projects’ schedules on a weekly basis. When project delays or issues occur, the Super

works with the PM to ensure proper notification to the GC is made and that all impacts to the

construction schedule are appropriately documented. When opportunities are developed to

accelerate schedule, the Super collaborates with the PM, subcontractors and the GC/Owner on the

impact to the project and obtains approval to proceed.

Subcontractors/Vendors:

The Super organizes and leads weekly project meetings with Bohden’s Foremen/Field Crew Leads and

subcontractors. They track the progress of Foremen/Field Crew Leads and subcontractors to hold

them accountable for their production and performance.

Materials Management:

The Super manages project deliveries and coordinates with the general contractor and/or other

subcontractors to ensure laydown areas, prefabrication, staging areas and accessibility at the jobsite.

When deliveries are made to the jobsite, the Super receives and unloads the materials, and validates

the delivery ticket. Validated delivery tickets are then submitted to the PM for review and attached

to the corresponding invoice and purchase order prior to submitting to accounting for payment.

Additionally, the Super identifies all tool and equipment needs for the project, with particular

attention being paid to allowing for lead times for material deliveries. The Super tracks rental

equipment and periodically verifies the calibration of any tools provided by Bohden to the jobsite.

When equipment is no longer needed on a jobsite, the Super notifies the PM to schedule its return.

Change Management:

It is incumbent upon the Super to notify the PM of any field changes, whether initiated by Bohden or

the client, PRIOR TO performing the change work. Upon approval of the PM, the Super oversees the

completion of the change work. When necessary, the Super will edit T&M Tickets to reflect the exact

nature of the work needing to be done. Should a T&M ticket be amended, the Super will notify the

PM prior to performing the work.

Daily Field Logs/Reports

The Super must possess good communication skills and be able to use current technology (mobile

apps, email, etc.) used to track and disseminate information on construction projects.

Additionally, the Super is responsible to update, review, approve and/or submit the following reports

in a timely manner to the PM:

o Daily Field Log(s) that include photos of work completed each day entered into the project

management software (daily)

o Time sheets that include hours which are assigned appropriate cost codes (weekly)

o Employee reprimand, termination, and/or PTO forms (as needed)

o As-Built drawings (as necessary)

Assisting the PM with updating job costs, budgets, forecasting and monthly billing is the responsibility

of the Super.

Safety

The Super is expected to collaborate with the owner/general contractor and/or other subcontractors

to ensure that worked is planned in such a way that it can be performed safely.

Additionally, the Super is accountable to model and enforce all client, OSHA and Bohden safety

policies to ensure the health and safety of each team member on the jobsite.

Daily: On a daily basis, the Super will:

• Wear PPE and ensure it is properly worn by team members

• Guarantee equipment is in working order

• Notify PM of any safety violations

o If there is a violation, submit a detailed Safety Incident Report form to the PM on

the day of the violation

Weekly: On a weekly basis, the Super will:

• Conduct weekly toolbox talks

• Maintain required OSHA logs

• Write JHA reports and file (with GC, when required)

• Lead or attend weekly skills training

• Lead or attend quarterly safety meetings

Quality

Supers are responsible for quality control on their projects and the means by which the project team

will ensure the project is built not only per plans and specifications but, also to a level of quality that

protects Bohden from warranty risk and enhances their reputation in the marketplace.

In addition to managing adherence to contract scope, the Super must perform a quality assurance

(QA)/quality control (QC) review of all installations for compliance with contract specifications and

code. Should a quality incident occur, the Super will submit a detailed Quality Incident Report to the

PM on the day the incident occurred.

When a construction phase is complete, the Super contacts the PM and assists them in creating an

internal punch list for the completed work. The Super oversees the completion of the work. Upon

work completion, the Super ensures photos of the completed work are uploaded into the project

management software and the PM is notified to schedule a review/walk-through. Upon PM approval,

the Super can release the FCL and their crew from the job.

The Super will ensure all work is installed to Bohden’s quality standards and report any concerns to

the field management team.

Payroll:

The Super is responsible to enter and approve the field crew staff’s time in the project management

software and submit it to the appropriate staff in a timely manner.

Project Close-Out

When a project is nearing completion, the PM or Superintendent will submit a final punch list from the

General Contractor (GC) to the Foreman/Field Crew Lead. The Foreman/Field Crew Lead will perform the

final punch and contact the PM or Super when the final GC punch is complete. Additionally, the

Forman/Field Crew Lead will upload photos of completed final punch items to the project management

software. Upon approval from the PM or Superintendent, the Foreman/Field Crew Lead can release their

team from the job.

When the job is completed, the Super ensures the Foremen/Field Crew Leads return any tools, equipment

and/or unused inventory to Bohden and informs the PM of any tools or equipment that need to be

maintained and/or repaired.
